newbie needs help with comps on mls!

Hello my fellow BP Real Estate Agents! So I've been scouring the internet for information and forgot to check here first! :/ I know how to use the MLS but as far as what to search for, are what I'm having problems with. Anyways I have a couple of questions:

1. What to search for when comping houses to subject property (ex. sq ft, bed/bath,)

2. Do you comp houses that have sold or do you use ones that are active?

3. When working with investors do you make a spreadsheet for what everything is going to cost then present the house to them or do you just run comps for said investor and are given the option to buy/list the house?

I have already read the Ultimate Real Estate Agents Guide to Working With Investors and I just wanted a little feedback from my fellow Agents. And As far as my business model goes I want my clientele to only be sellers and investors and any knowledge as far as working with investors goes would be greatly appreciated!
