What Listing Agents are most likely to have a large database of buyers?

A common pitch for realtors looking for listings is to declaure they have a large database of “buyers” they will bring those buyers by to see the property, but often zero proof of its existence.. It’s all sales crap. Is there a way that sellers should validate this information?

The one that just sold the house next door to yours.  Won't be a big list normally, but should have some...10-20-30.  Of course not all will be interested in your house, some may have purchased already, but it is something to start with.

I probably have 5000 people or more in my database, but the chances of any 1 of them being interested in buying your house are pretty slim.  Now there are a couple of neighborhoods where I've sold more homes than any other relator and have a pretty good database of potential buyers and perhaps renters who could be buyers.  That may up your chances some.

Somehow I doubt for the most part most listing agents have this huge list of buyers just chomping at the bit to buy your flip.  Some, but not most.

I guess you could ask to see the display screen of their CRM and show you their contact count.  Not sure how much that tells you, but might be better than nothing.
