Real estate Prospecting

I'm a fairly new agent and I'm wondering if anyone out there has good tips/scripts for contacting prospective clients. Right now I'm calling people out of the phone book, I would just like a concrete road map when I speak to them. I have no fear of cold calling, I am just looking for some direction.

Your email shows you being with Keller Williams, which does have several training modules available on cold calling. You can also find a lot of them on Youtube (most of which are modified versions of the original KW scripts).

Hi Alton I am not an agent however I never understood why some new strategies were not adopted. For instance I had a foreclosure lists and it was obvious that most of the properties will find its way to auction. Why wasn't my agent mailing all those on the list list to initiate a shortsale. I was so close to doing this myself just to purchase a property but I went down a different route which is developing.

If you are in a market that still has a newspaper or local magazine, I recommend print advertising. It's what made me decide to finally study for the licensing exam. In six months, I did one deal from the advertising. The cost was low, so that was good. However, bulk of my leads from print advertising are solid leads for listings.

I think it would be a similar approach that a wholesaler takes:

1. Your sphere of influence - Friends and family.

2. Direct mail - Postcards, yellow letters, etc.

3. Title company lists - Absentee owners, foreclosure filings, probate, divorce, etc.

4. Social media

5. Open houses and hanging your sign riders.

Are you prospecting for residential listings? Are you prospecting for investment listings? If residential, @Account Closed is right on. Your team leader can give you sources for scripts. I recommend BOLD to everyone and there are great scripts there. Take advantage of the training you are paying for.

If you are looking for investment listing scripts, look through this website. There are podcasts you can listen to that have great ideas. Maybe find out if there is an investor agent at your market center and ask them what they use.

Cold Calling expired

That's a video of an agent using a slightly modified version of the KW script to farm expired listings. Just write down his responses to objections and start dialing :)

if you're at kw, go to e edge. Search scripts and you'll get them.
