Why I don't like Pace Morby or Jamil Damji..

Sadly, and now more than ever...

Real estate agents keep thinking seller finance and wholesale folks are investors.

They are NOT investors.

They all have taken a Jamil Damji and Pace Morby course.

TikTok and Instagram are flooded with these people too.

It's like a copy and paste duplicate every other week, they 

even try to sound like them it's hilarious.

There's zero accountability though.

Most are low credit score and barely have a job broke.

But because as a guru it's easier to tell investors to just

call agents because the properties are already for sale on Zillow

and they have to spend zero marketing dollars, it attracts

the broke folks.

Just being real.

What other business can you start with a bad credit score

and no money and actually be successful? LOL

If someone is paycheck to paycheck, you need to fix that FIRST.

But it's so genius for a guru, because if a "student" doesn't get

a deal done, it's not on the guru, it's on them.

"Oh you just didn't make enough calls"

"Oh you just need to keep hustling"

"Oh just don't quit".

The biggest issue is the false sense of buyer demand

and buyers there are out here in general.

An agent thinks all those wholesalers and seller finance folks

are real buyers because they do not tell the agent the truth.

Out of 1,000 people wanting to wholesale, I'd say 3 may be able

to pull off a deal. I might be too nice.

The rest are just smoke and mirrors.

And I have a wholesale background for the past 12 years.

Application is much different than what's being taught today.

Gurus of today are just taking advantage of the desperation people

face with the current state of the economy, that's all it is.
