What are some good direct mail companies that other agents or investors here on BP may be using ? There are so many out there it's a bit overwhelming screening them all to see who is actually good.

Define who you are targeting first and your budget. It would be better to pick a smaller area you can hit with an effective message 1 to 2 times a month for 6 months than a larger area you can only hit once and run out of money.
Sometimes people will wait a year sometimes before they call. Only a small percentage are RIGHT NOW people. The gold is in the follow up. If I send a letter myself twice a month for 2 years at a cost of 24 dollars total and the seller calls to list his commercial property for 8 million at a fair price was it worth it?? Of course it was......... : )
It's all in the follow up. That's where people fail.
