Referral/Finder's Fee Agreement

I was contacted by a colleague based out of FL whom is representing a group of investors seeking off market properties as their buyer's agent. I was able to find a bunch of property for them and our verbal agreement was that I would receive 1% of their gross purchase price should they close on any properties. We are trying to put this in writing but all the referral agreements we've found are for referring a prospect, not property. Can anyone help me out with this or am I going to have to contact an attorney? We're both actively licensed, him in FL and me in NC.
