i'd prefer CDs.  my branch manager used to have some stuff from Mortgage Coach - which included stuff for realtors.  but in terms of podcasts what would you recommend?

Zig Ziggler  and Tom Hawkins in the 80s taught me how to sell and cure sales objections

In the 90s "swim with the sharks" by Harvey McKay helped  me run and grow a "plus  1 million dollar gross business"

Roger Dawson help me learn how to negotiate better

Jim Rohn helped me visualize the kind of life I want to live

Brian Buffini has great CDs and audio files.  I received them all when I went through his Peak Producers course.  The course itself was very valuable for me.  I also subsribe to Audible and listen to tons of podcasts.  @Jeff Valentino - there are some new podcasts you listed that I haven't heard of. Thanks!

 Good list, Brian.

I've found a handful of sprititually-oriented books helpful when I'm discouraged. A favorite of mine is 'Awareness" by Anthony DeMello. I don't believe BP is the place for such discussions however I include because an important element of selling is mindset.

I believe another element foundation related to buying/selling real estate and related services is understanding how to communicate with people. Know what to say and how to say it takes much of the tension out of conversations.

Here's a tip: Ask better questions!  Mike Cantu is a close friend of mine and has refined  real estate marketing, acquisition, wholesaling and rental management down to a point better tgan any other operators I've ever met, and I know a lot of the big players.

The second half of this formula is to develop better listening skills. It's amazing what people will tell and reveal if you just let them.

There are other educators who help simplify dealmaking and marketing. Try John Schaub's "Big Money from Little Deals". Also, Dan Kennedy is a great teacher of selling material.

Anytime I'm having difficulty being motivated, I pause then ask myself if it's because I'm avoiding something, experiencing fear or other emotional state, and it's often something that I failed to do or a step I skipped or cut corners on. Also, I tend to beat myself up mentally sometimes and must be vigilant for this type behavior. These are the audio tapes that play in my head if I'm not careful.
