Question about agents and also help finding an agent in NH and MA

Hey guys.  I think it might be a dumb and simple question.

How are people using agents to get info of latest houses on the market? Do they constantly bug their agent or get automatic emails that I've hard of?  And do people just ask their agent for comps whenever they find something they're interested in(or want a better idea of an area) and the agent can get it easily?

Also, I'm in the southern new hampshire and massachusetts area.  Any advice on finding a good real estate investor friendly agent? Do i need one per state?

Have your agent set up automatic email alerts of properties that fit your pre-defined criteria.  That way you can do you initial diligence before you ever speak to the agent.
