I'm looking to make a lot of offers on properties and am expecting the majority to be rejected. I'd rather not ask my agent to continuously make offers with a 1 in 20 success ratio (or lower). Am I able to submit offers to the sellers agent without using my agent? Any tips, trick, or advice would be super helpful!
Here's a tip. Make offers, and give the listing agent "both sides of the commission." So, you can make offers yourself.
Alternatively, you can put your agent's name on the contract, and do the acquisition work yourself.
I highly recommend not making offers without seeing the property first. You lose credibility when you back out of contracts. You might run into the listing agents again, who will report you as an unreliable buyer.
