Buying a duplex but one half just began long term lease

I want to buy a duplex and live in one unit, and rent out the other unit to my mom. I found the perfect property, but one half just began a long term lease back in may. How can I get them out of the house? I hate to evict someone for no reason but I need the building. I’ve looked at everything.

@Austin J. Check the lease in detail to see if there's any clause saying you can give them notice to leave if the property is sold.

Buy them out with full sec dep refund and moving-relo assistance. As long as you offer the right carrot they will bite. Good comm will be key.

@Austin J. There are definitely a couple things wrong here. First, you cannot just evict with “no reason”. That’s a great way to get sued. Second, you want to rent to your mom. Horrible horrible idea. Helping your mom? Great idea. I help my mom. And would never “rent” to her.
