Choosing your niche

What is the best way to decide the type of real estate you will specialize in? Of course there are many variable, can someone perhaps provide me with real life examples? And given that the market is good, is commercial generally the most profitable?

Here's a little bit about what I do :

1. Commercial leasing, industrial 1500-4000 sf. This has very little competition since the commission are $1800-$4200, small in the mind of seasoned brokers. But had a huge demand. I did 40 transactions last year, so that's like a check a week! 

2. I market to my database by email and direct mail for residential, I get about 2-4 deals /yr from it. 

3. I market on Facebook book for first time buyers, quick money, BUT takes a lot of time. I get about 8 deals a year from that. 

No cold calling, door knocking. Direct response marketing and one-to-many marketing. I do both commercial and residential.
