Hello, Are there any Real Estate Agents who can tell me, where is the best place to invest in California for a Duplex or 4plex property ? I am hoping to rehab and house hack this property so I can create the best deal. Thanks.

Depending on your personal goals, given the housing crisis, arguably, everywhere is SoCal can be considered safe to invest. I say the above very loosely because there are pockets you want to avoid, but every property has it’s renter. Make sure you bring a big bank account because nothing comes cheap in LA! To your success!

@Aqeelah M. and @Jinglei Cui it truly depends on what your goals are for investing. It sounds like you're in the Los Angeles area, correct? In Los Angeles there are definitely opportunities to find 2-4 unit properties but you have to understand here in Southern California it's a matter of appreciation and not cash flow. Also, in Los Angeles you have to realize almost in every property there will almost always be something that has to be fixed whether that is renovation or eviction.

Southern San Joaquin Valley, just North of LA County, you will find some affordable places to invest in. Much cheaper and much higher cap rates than LA and the rest of SoCal. Short drive from LA too.
