Were can I get assignment contract documents

I would like to know were to get a good binding document for wholesaling the includes exit clause - earnest deposit- inspection dates - a clause that the buyer is forbidden to steal the seller from the assignor- clause that will protect the assignor from losing their earnest deposit in case the deal doesn’t go through at the risk of the buyer doesn’t complete there portion.

Could someone please lead me in the right direction
