Newbie Question! Agent & Property Manager

I’m just starting out and I want to know the etiquette of getting deals from your agent and/or your property manager. Is it ok to get deals from both or is it proper to use one or the other exclusively? I don’t want to step on toes and I want everyone involved to win!
