Referral Fee Question

My friend in California asked me to assist him with identifying commercial properties near my home in Texas.

Can my friend’s company (based in California) pay me a finders/referral fee for each property they purchase? If yes, any caps of the fee? If no, what’s the recommended work around (I.e. flat rate of consulting services)?
