Pricing on a duplex listing too high?

Greetings. I have a duplex listed for 395k. Minimal updates. It’s 8bd, 6ba, finished basement on each side. Zillow estimates 390k. A unit sold for 350k without basements across the street. I wanted to list for 380k. Any investors out there looking for a solid rental unit in a college town?
