Realtor marketing strategies

I got a question for all the realtors out there. I am an agent as well and was wondering what strategies you use to market and bring in new clients.

One of the most successful brokers I know always has her office in the newspaper with charity activities they are doing.  They support food donations to the local food bank--bring in non perishable food to our office.  We are donating it to XXX.  They support local schools by giving away backpacks full of supplies to students in need when school starts and they do a refill of supplies mid term.  Some times they hand out the backpacks on a Saturday before school starts, other times they take them to a school in a more poverty stricken area.  They have the blood mobile at their parking lot a few times a year.  They are always doing something.

They also advertise with their listings that they donate to a charity $300 for every house they represent the seller (seller chooses charity of their choice) and also for every house they represent to buyer (buyer gets to choose) at the close of escrow.  The money comes out of their commission.  They make a big deal about how much they donate at the end of a year and how many charities benefitted, listing each charity in an ad in the local paper.  With a thank you to the buyers and sellers they represented for allowing them to be able to donate that much.
