How to promote a JUST SOLD?

Hey BP, curious how other agents are promoting your "just solds" when you represent the buyer in a transaction. What has worked for you? I've never been a mass-marketer. Hand written notes, small meetups, sphere of influence, investment webinars have always been my main business driver.. I closed 12 transactions in Austin this March (woo!) all on the buy side but feel I need to start making an effort to list more homes. Are you circle prospecting each sold? Mailers? Would like to leverage all of these buy-side transactions into more listing business. Thanks team. -Vic
ps: my original thought was to just do some simple hand written notes promoting the sale and slip them into 200 surrounding door jambs.

digital Omni channel promotion/marketing is a must. I’d include circle P calls/notes to cast a wide outreach net for your listing effort
you may need to leverage some support staff if you do this right on top of your current success

What a month! Congrats! I work with agents who do a wide range of transactions per month and 12 is absolutely upper limits there in terms of how many they do.
I'm a huge fan of handwritten notes and use them myself in my business. I've seen a ton of agents have success sending handwritten notes to all similar homes within the neighborhood to the one you just sold.
For example, if you sold a single family from the 1990's for $500K on that street, send a handwritten note to everyone else on that street with a single family from the 90's to introduce yourself, say you just sold 123 Main street for a "great price" and you'd be happy to give them advice about how they could get a similar price for their house.
Every seller keeps a close eye on what houses on their street sell for. Your notes will be well received!

When promoting buyer sales just be very careful not to use photos of the properties without the listing agent's approval. It's a big ethical pet peeve for most boards. I think handwritten cards are great, but what's your pull to push your buyer success into listings. You need a play there. It could be "look at all of the buyer-side deals I've done last month, they could be buying your home" or something like that, but it can't be vanilla. Don't send a standard Just Sold card, figure out what homes you want to sell and where in that Austin market and use your recent success as a launch into that.

@Victor Steffen Create a yard sign for your buyer clients to post in their yard after closing that says something like “another home sold by...” and have them sign an agreement to leave it up for a week or two. Works just like a listing sign and neighbors will check it out. Then drop the notes, postcards, etc in the same time frame.
