Potential investment property

New Investor Here!

I am a new investor & I am looking at buying my first investment property. However, I am unsure if this this a smart investment to get into.

Here are the details:

-This is a 4 Bedroom 4 bath, 1,900 sqft

-it’s in good shape just needs a few renovations

-This property is in a smaller town

-Asking price is 125k

-They are motivated sellers

-The ARV would be about $160k

My question to you guys is, do you think that with today’s market this would be a good investment although the location of this property is in a smaller town?

Based on the details, how do you think I should go about it?
