Advice for lead generation

Hi BP community, hope everyone has been well and happy. I was curious on if anyone has advice on how to generate leads in this pandemic (hopefully soon to be post pandemic) world? I’ve had my license for 4 months and have been investing in FB ads, google ads, keeping in touch with my sphere and expanding my network on Linkedin and here.  So far I haven’t had a lot of motivated leads (just cold not serious eventually crickets leads). 

I’ve started to look at mailers but was wondering if anyone could help point me in a new direction I haven’t thought of yet.  I’m in the LA market servicing all of LA county and OC.

@Simmi Minhas One thing you might consider is getting leads fromRealtor.com's program that was formerly known as OpCity.  I don't know what the new name is, but it's worth a call.

They take a big cut (30% to 38%), but on the bright side, you pay nothing else.  You download an app and when a lead appears, the first agent to respond gets the lead.  You can set the area and price range you want, so you don't have to compete for the $20,000 abandoned foreclosure - unless that's a market you want.

When you're starting out, it's REALLY hard to stand out in a sea of agents competing for competition.  OpCity is a good crutch while you build name recognition.
