Help to find financing for single family investment rental

My wife and I are purchasing a 3rd home. We used a conventional previously, house hacked and moved out after 6 months and repeated process except the 2nd home we used a VA loan. We are still required to live in our current home due to VA stipulations. We have another single family home we are wanting to purchase as a rental but are not sure how to finance it. We do not have enough money for a 20-25% down payment. Sale price if the home is $250,000. Any help much appreciated!
