100% Financing Including Purchase & Rehab

i have been seeing quite a few 100% financing including purchase and rehab. Is this legit and are there any lenders out there that will offer such great deals.?

In my experience, I've never come across a lender who would offer 100% financing for both the purchase and rehab. Seems too risky IMO unless they charge an exorbitant amount in fees at exit... but who knows, maybe they're out there. I typically see lenders offering either 90% LTC or 75% ARV LTV with the rehab 100% financed, depending on experience and what not.
