Looking for 30-45 day bridge loan

I’m looking for a short-term bridge loan ($150K) to help cover the final stretch before a cash-out refinance closes.

Property: Mixed-use short-term rental + bar/event space

Location: Nashville, TN

Appraised Value: $4.6M (recent commercial appraisal)

Gross Income: $50K+/month

Total Existing Debt: $2.12M

Equity Position: ~$2.5M+

Timeline: Refinance is already in progress, with closing expected within 30 days or less. Ideally looking to secure funds by the first week of July.

Bridge Loan Amount: $150K

Term: 30–60 days

Use of Funds: To bridge short-term cash flow needs until the refinance closes, and to finalize furnishing and operational enhancements to maximize revenue.

Collateral Options:

- 2nd lien position on the Nashville property, or

- Cross-collateralization with another property I own in New York

    I’m open to creative structuring (secured note, PPM, interest holdback, etc.) and can provide full documentation (appraisal, P&L, photos, etc.).
