Hard money

Hello BP i'm working on my first investment deal I don't want to wholesale the deal because I want to do a fix and flip but I need financing. I don't have funds for a conventional loan which is 25% aka 60k so I'm considering hard money or some other form of financing. The property needs a complete renovation any suggestions BP?

BP has a link to a list of hard money lenders, but you might need an upgraded membership to see it. Check the resources tab. 

If no access, talk to folks in your local REIA about reputable HMLs in your area.
