Wrap relocation into loan/contract

Hey all. I'm looking at a duplex in Los Angeles with one of the units occupied by a tenant of 15 years. We want to relocate her and pay the fee, but wrap that cost into our home loan. Is this possible? Would a lender be open to this being written into our contract? Any guidance would be appreciated.
