Lenders generally want to see a handful of things:  good credit, experience and "skin in the game" or cash.  In your shoes, I would begin working on getting my credit into the 660+ range and also seeking investor partners who have solid credit, and a solid track record.  These investor partners may not only help you get into a deal, they will mitigate some of your risk as well.  Neither of those things are bad things!  Good Luck!
