Help any bad experiences with Hard Money lenders -

I have been utilizing a local bank for my flips and want to expand out of their sphear needing great references on hard money lenders.  I am hearing horror stories and would like to avoid dealing with problematic - all talk and no action lenders.  Thank you for your help!
