Seeking conventional loan product for duplex OO needing rehab

Hi,

I have been searching for a conventional loan product that would allow for purchase and rehab cost similar to 203k. Looking for 5% or less down and I would owner occupied one of the units. I am familiar with 203K but I am interested in any conventional type products. I came across Home Possible but that does not allow for repair cost according to my lender and Homestyle would require 15% down is what he is saying. I called local lenders here in Philadelphia about Choice Renovations but none has been able to confirm (yet) whether this would work for duplex and if so, what the down payment would be. 

I was hopeful that perhaps a combo of Choice Reno and Home Possible would be the key but have had no luck finding an answer and I am looking to put in an offer later this week! 

Would anyone have any pointers on where to look or know whether this is worth calling around some more or pretty much non-existent and move forward with 203K.
