Do i need a contractor?

Do i meed a contractor, or is there any way to do my own work? Can I do owner builder on my flip projects?

Yes, in California you can act as Owner/Builder and run your own projects legally. There is no legal requirement to hire a General Contractor to run your jobs. But bear in mind you take on all the responsibility and risk. So if someone falls off the roof and breaks their back, they will come after you, just like they would go after the GC. You need to make sure all of your Subs have the proper liability and Workers Comp coverage.....AND you need to carry these as well, just like a GC would. Anything and everything that goes wrong is on you! 

Is it worth it to carry all of this risk for a mere 20%? And you're assuming that you will get to pocket and keep that extra money, right? Not very likely as you cannot get the project done as quickly or efficiently as a good GC can. You may actually spend more money, take a lot longer, and end up with an inferior finished product. That is usually what happens, and I've seen this a lot.
