Should I get a Contractor license
Good morning, I just got my LLC and I got a letter telling me that I need to get a general contractor license for my business which I just started as a real estate investment. Now, my question is. I really need to take that license in the state of Florida to conduct my business? I'm only want to fix/flip and resale.

Good morning Jacqueline:
You do not need a license to do flips in Florida. However you also can not conduct the work yourself unless you plan on living in the house for 1 year. The way its now structured is that you would need to hire a GC with a license to complete the work. They would have to pull permits and such with the city/counties to get your work done.
As a flipper, investor and agent, in my view the flipping market is drying up as housing inventory is low and far too many are looking and competing for the the same property. Foreclosure prices are too high, thus creating a need to look at other options. Buy and hold, Rental, new construction, condo/townhouse markets.
Remember to look for quality rents with caps in the double digits.
