Seattle and Tacoma, WA area contractor recommendations needed

King County needs (Kennydale/Renton area)

1. Currently need someone to modernize stairs. Currently have old carpet and outdated wood panel railing. Top of stairs is going to need a baby gate like solution at the top as safety for a special needs child and we would like to get the stairs updated first so we don't have to change the solution. Flexible on timing, but ready to move on getting this work completed.
2. Converted 2 bedrooms into master bed with walk-in closet and bathroom, but still need a custom corner glass shower door installed.

Pierce County needs (South Tacoma area):

1. Detached garage on rental property had a tree that's foundation was ruined by tree roots and the roof began leaking again (there was confusion with property management company with previous repairs and this being a new issue so it wasn't handled in time). The work does not seem worth the effort to keep the garage and would like some tear down option costs.

King County house is primary residence and Pierce County house is a rental.

Although these are immediate needs I am looking to have resolved, I am also looking into selling off some stocks and putting the money towards new real estate investment rental properties. Any good recommendations for contractors in both King/Pierce county for some smaller/minor rehab projects that would be willing to give estimates when I have a property under contract. I'd like to find someone that would be willing to come out and give some rehab estimates/timelines. I am willing to pay for their estimation services if that is what it takes to build a healthy/respectful relationship.

Bottom line is that I have immediate needs, but would like recommendations for people in these areas that I could start building relationships with for my long term goals of diversifying into more real estate investments.
