Three Reasosn why Mobile Home Parks are the BEST investement opportunity in America

I know some of you love your Short-Term Rentals, Senior Living Facilities, and Storage units but I don't believe anything beats Mobile Home Parks if you buy correctly. 

Here are my three reasons:

1. Affordable Housing is the #1 biggest issue in Real Estate, period.

2. It is the only scaleable real estate asset that you rent land where someone owns an asset (Mobiel Home) that is nearly impossible to move for most tenants.

Therefore, they stay longer and take 90% of all maintenance costs off your books.

3. There are about a hundred ways to make money it is common on a purchase to get empty spaces, vacant homes, poor paying tenants, etc.

When we take over a park we put in place professional management, make improvements create a rent increase schedule to bring the park to market over time, fill vacant spaces, renovate and seller finance vacant homes, etc.


Some of the returns like renovating a vacant home and seller financing it or selling it outright are over 100%, which sounds too good to be true but most investors don't have the guts to work in the mobile home park space.

Here is our latest acquisition where we are working with the city to double the size and bring in new homes. We purchased the community for $900,000 and after the expansion, it could be valued as high as $3,000,000 based on other appraisals I have had on other communities.

My primary business is MHP's and RV parks and most cities hate them because the tax base is not very profitable for them so I only buy in areas where there is little to no zoning. I have a database of all the MHP's in the country (there are over 53k MHP's in the US) and a database of county regulations for each county and I first find areas with little to no restrictions and then hunt deals in those areas.
