Advertising Mobile Home Spaces

I'm trying to advertise some mobile home spaces for rent. Craigslist seems dead though I have them on there. Facebook doesn't really have a way to list mobile home spaces. I have them listed as 10 bathroom houses. I haven't received any inquiries. Where would you advertise?

I had a space listed on CL, FB and Zillow. I got 2 serious renters from CL but could only take 1 on. I'd try Zillow as well.

Only very aggressive markets will have what we call organic move ins. An organic move in is when someone brings their own home into the park. Usually you as the park owner need to buy homes, bring them in, set them up, and sell them move-in ready.

The best sources we have been using lately have been in this order:
1. Zillow PAID marketing

2.  Current tenants (This may be tied with

3. Facebook Groups like local garage sale sights

4. Facebook Marketplace

5. Signage and lots of it

With all that said @Mario Dattilo is correct and our spaces for rent are already occupied with homes. You may check to see if your municipality will allow you to temporarily place RVs in those spaces.

We have been filling about 6 units a month for almost this entire year so we are getting pretty good at it, feel free to reach out for additional help.

@Bill Phillips Definitely talk to local mobile home dealerships in your area. Tell them you've got mobile home spaces for rent.

Most times, they are looking for land or lots for their customers who buy their homes. Personally, I don't like going the advertising route when it comes to this business. Networking has generated me much better results when I have anything on the market.

Hope that helps!

We mainly use Craigslist and Facebook Marketplace, which has given us great success in finding organic move-ins. Word of mouth is also great, speak to the residents and see if they know anyone looking. Another option is putting a sign outfront of your community on the road that says “MOVE YOUR MOBILE HOME HERE FOR FREE”. Organic move-ins are rare in most markets, have you thought about bringing a home in yourself and selling it/ renting it once it is ready to go? This has been by far our fastest way to infill/ increase occupancy.

Good luck,
Andrew Keel

Andrew,

Moving a mobile home onto the lots and is my plan if the lots don't rent. I went to four mobile home dealers and gave them a flyer with the lot information. They all seemed favorable. One called back today and said he has someone who wants to buy, so at least I know there's one that kept my phone number. I've received two responses from Zillow that haven't inquired any further. Demand seems to be high for people wanting to buy. I've received calls from nearby residents and others have called about buying, but I'm hoping to rent the space or owner finance with a house.

Thanks,

Bill

@Andrew Keel

Quick question for you. When you say, "Move your mobile home for free" are you saying you pay for the moving and installation of everything or just that you're not charging a deposit?
