Newbie in MH and seeking advice.

I am in the central Florida area (Clermont) and most of the parks are 55+ communities.

Most of what I've been seeing on BP has to do with family parks. I guess my question is will these method work in retirement parks also? And what do you suggest for advertising as most of the future buyers will be from out of state.

Hi Bob,

I made a pretty nice living for 10 years working for a MH manufacturer in Central Florida (on I-4 roughly an hour south of you).  My specialty was ONLY 55+ communities!  There are some great resources out there if you do a search for "florida senior mobile for sale".  you can also reach out to the FMHA (Florida Manufactured Housing Assoc) and they can provide you with quite a bit of information on the communities as well as what works and what doesn't.

Also, try speaking to local owners of communities in your area... there were a TON of title turn overs in the past few years and most Central Florida communities no longer have onsite sales teams, so the owner is stuck with inventory... many willing to give them away for either a cut of the profit or, in some cases, free just to start getting lot rent again once you sell the home (make sure that you negotiate not paying lot rent until sold!).  Worth investigating this further!  Just don't bother with the large REITs in your area (ELS, HTA, ALL, GreenCourte, etc) as they have sales teams on property and dont play well with others.
