Looked at my first deal

I looked at my first deal today!

The buyer said he got a really good deal on it when he bought it for 3200, he had planned to live in it while going to school, and then changed plans and decided to attend a school closer to home.   I was hoping this was a slam dunk, as he was pretty motivated to get rid of it!

That being said, I had to break it to the kid lightly that he unfortunately over paid big time.  The mobile home was in need of a ton of work.   There was  two different areas where there were holes in the celing, and the back wall was so warped from water damage it was nearly impossible to open the back door.    

I am new at this, (I didn't tell him that) but I don't think that trailer was worth $500.00.  

Lesson 1, I think I passed.  Learn when to walk away.
