Possible Lonnie Deal- Need help....

I have a possible Lonnie Deal on the table 

There is a nicely updated 1984 single in a park a couple hours from me. They are asking 12k (a fair retail price for it here) but it's very clear they are looking to move and are more than open to offers as long as they are cash. 

Here is where it gets a little tricky and where I could use help.....

If I can get them to take 6-8k for it....put it under contract with minimal down and a 4 week inspection period. And during that inspection period re-market the home at 10k for a fast sell: 

a. How do you guys normally handle the paperwork for this and with the seller not knowing that you are re-selling in such a way? Through a title company?

b. The owners are still occupying the home. - this also makes the sale tricky. 

Any advice , as always, is greatly appreciated
