thinking of starting a mobile home park

iv been thinking of purchasing some land and starting a mobile home park. what are the disadvantages and advantages? what kind of due diligence should I be looking at? and expenses I should be expecting.

Municipalities will not give a permit for MHCs in most areas. Maybe rural. Cost is far beyond what it would be to purchase a existing community. Recouping costs by filling community and collecting rent will take decades to achieve.

You children might end up with a cash flow property in their life time.
