Buying a manufactured/mobilehome in Palm Desert, CA is a little different than a typical real estate purchase. It is important to determine if the home you are considering includes the land with the purchase, or, will you be renting the land from the owner of the development and paying a monthly space rent. Homes where you don't own the land are typically cash transactions. Financing for manufactured homes with land purchase is available from select sources, and financing is available with as little as 3% down. Typically homes older than 1976 must have a "Recorded 433A retro-fit foundation." If the home does not have the foundation, one can be installed during the escrow process, costing approximately $3200-$3500 for installation and permits.

Two popular, active 55+ Palm Desert manufactured/mobilehome communities include Portolo Country Club and Palm Desert Greens Country Club. Both communities offer homes with land purchase.

Portolo Country Club, located in the heart of Palm Desert, is a private, gated community for active adults. The 500 manufactured homes surround a popular, well-equipped clubhouse, a 3-par golf course, three pools, each with a jacuzzi, bocce ball, tennis and pickle ball courts, dog park, greenbelts, three social clubs, and a secured RV parking area. House sizes range from 1450 to 2450. The low monthly HOA dues include resident unlimited free golf, cable, trash pick-up, and all other community amenities.

Palm Desert Greens Country Club, also located in the heart of Palm Desert, is a private, gated community for active adults. The 1922 homes surround an 18-hole executive golf course, complete with a fully stocked golf shop and a PGA golf professional on staff. The clubhouse features a full restaurant and lounge, a fully equipped fitness center, and three pools and spas. Other activities include indoor shuffleboard courts, tennis, pickleball, bocci ball, and numerous social clubs. The monthly HOA dues are low and there is no golf initiation fees.

Both communities are close to theaters, restaurants, shopping, medical centers and hospitals. The locations, low HOA dues, and activities are attractive to snowbirds and annual residents. These homes are in demand and are easily rented.
