Concerns of a property on a Dirt Road
I've never purchased a home or mobile home on a dirt road before but I have a decent amount of ideas of risk/costs could be; such as future paving, maintenance, dirty. I am looking at a property that's on a long dirt road. It's very well maintained, the seller said one of the older men on the street maintains it and some people give him $50 for his work. (It's a lower income area in the county/country)
I'd love to know any pros/cons & experience you've had with selling and/or renting a place on a dirt road.

Dirt looks trashy , gets eroded quick , can get big potholes.
That being said, if the property has it , you might just plug along with it. You may be able to get by with just periodically adding some dirt and having a box blade run across it . If its in worse shape, you might have someone who does grading work take a look at it. It sounds like it may not make sense to pave it if its a long dirt road and only one home. If its a park and you have some room to spread the cost, you might want to see what it would take to pave it .
Having a direct road may also have some impact on financing you can obtain as well as what the appraiser deems your property is worth. If properties like this one typically have a dirt road, it may be fine.
