MHC America Fund - whether to invest?

Has anyone invested in the MHC America Fund or investigated it? I have read all their documents and don't see any big downside. Looking for mobile home park returns without managing parks myself.

I think this is the Frank and Dave fund.  I don't invest in it but know 2 people who do.  So far both are happy.  One invested 2 years ago.  The other was one of their first investors and is very happy.  You can go to their bootcamps and find many of the attendees are also investors.
