Assigning a Mobile Home Park-Assigment Agreement

Does anyone have a copy of an assignment agreement they have used to assign a Mobile Home Park? I have a residential assignment agreement with various protection clauses that we have used for wholesaling many residential properties. However MHP's are a different animal.. as I have a park that doesn't fit criteria and I am assigning and want to make sure that there is way to protect from buyers not following thru and losing out on transaction entirely . I have a cash buyer but want to make sure there is some assurances as there are others interested in the deal as well. (.i.e. Non Ref EMD's, penalties for not closing on the COE date etc). Some of the due diligence has already been done, however end buyer will have to conduct/continue with the rest of the due diligence.
