Buying MH on terms

There was a little discussion in the "First Lonnie Deal" thread about buying a MH on terms.
I'm trying to figure out how you would handle the title in a situation like that.
If I buy one that way, I won't have the title until I finish paying the seller. But then how would I sell it to my buyer?
Would appreciate any input on this.

You both go down to the DMV and he transfers the title and you hand him the money all at the same time.

Or, if you aren't paying, you go down to the DMV and transfer the title with him on the title as lien holder, just like you buy a car. You get the title, he gets the note, his name is on the title and if you don't pay, he repossess the trailer.

He actually holds the pink slip until he is paid, but you show up as the owner in the records. Once he is paid he signs off on the lien and the DMV issues a new pink slip.

Or something very similar. Go down to your local DMV and ask the nice clerk at the counter how it is handled in Texas.
