Pricing a mobile home park for sale

I have a mobile home park with 21 lots on it, all city sewer and water.  Current income is $1120/month with 3 lot renters planning on moving in at the end of the month, bringing total income up to $1540.  There's one park-owned unit rented, another ready to rent, and 7 park-owned units in need of rehabbing.   I've been approached about a sale, but would like some advice on pricing it.  Thanks.
