Good Mobile Home Deal

I put a down payment on a 2004 14x70 3 Bd 1 Ba mobile home that's totally renovated. Selling price $15,500, $600/mo rent, $195 lot fee. Mobile home is in a nice mobile home park with on site owner/manager. Renter in place with a 1 yr lease. Renter pays all utilities and manager maintains minor repairs. I am paying cash. Any comments on this deal?
