Can I convert a 55+ MHP into a regular mobile home park?

Hi Everyone,

I am asking for my buyer who is looking to buy a mobile home park in MA. The one he is currently looking at is a +55 mobile home park off market deal.  He doesn't necessarily want it to be +55 as it will limit his renter pool.

Does anyone know if once he buys it can he just convert it to a non +55 park? Im guessing it has to do with the licensing and need to check with the town but has anyone had experience doing this? 

Any feedback is awesome!!!!
