A part-time manager is just supposed to be your eyes and ears in the field. They should be the point person for the collection of rent (if that's your procedure), report utility problems, interface with a customer or two to sell or rent a vacant home or lot, pick up litter if possible, meet with residents on rules violations occasionally, tell you if the mower or a contractor showed up as promised. But it's up to you to follow the stats and work the system. The big five dials on your dashboard are 1) collections 2) occupancy 3) property condition 4) water/sewer and 5) Budget/Actual/Difference. You cannot expect a part-time mobile home park manager to drive your business, but simply to do things that you ask them to do so YOU can drive the business.
