Selling my rental and need input

I have listed a rental property for sale in Memphis, TN with one agent and my property is being managed by a PM. I have a few offers but need some input on the following:

1. Tenant is responsible for about $2k worth of expenses due to fault on their side. I fronted the money to fix because my PM said I have to do it and this is on tenant ledger. I was expecting to recover this money on the sale. The realtor that has listed it is telling me that it is assumed all settlements are assumed to have completed and I would need to chase the PM and tenant separately to recover the cost. How can I get around this? I am out of state and cannot chase the tenant and PM.

2. In TN is it normal for seller to pay title search and buyer to pay for policy?
