Help - Need Guidance on Investor Package

I’ve expanded my portfolio greatly over the past year and am up to 8 units. However I ran out of my own fund and am looking into private money.

I have family members and friends that are considering being my private lenders. Here’s what I propose:

1. Set up HELOC and whatever funds I grab, pay their interest but +3% interest and give 10 percent equity in any deal I purchase. I was planning to purchase BRRRRs, fix and flips and buy and holds.

The issue I’m running into now is they would like to see an investor package. Can anyone point me to some resources or offer examples of a private lender investor package I can base mine off of?

@Andrew Freed, having been through the last boom and bust cycle, I would strongly suggest you do not risk any of your friends' or family funds on new acquisitions at this stage in the market.  A rising tide raises all ships, so if there are continued gains you will have equity build up over the next year.  Regain an emergency fund and capex funds. 

To answer your question, I use Stessa to generate reports.
