Who are you sending these yellow letters to?

I hear about people sending out several hundred (if not more) yellow letters a month. Who are you sending them to? Where are you getting the addresses?

I have dont some driving around neighborhoods where I see potential but only seeing a couple opportunities here and there.......so where are you getting the names and addresses of all those people?

Personally I prefer postcards to yellow letters. As far as criteria, you want to filter your database such that there is enough equity and the potential for motivation. For equity I simply use deed date as a rough approximation, 15+ years back.

For criteria:

  • Absentee owners
  • Code Violations
  • Probates
