Looking for transactional funding on a seller carry

Hi all. We are looking for options for transactional funding on a seller carry. We need the funds at closing to make the bank happy and will sign a note with the seller and get a check immediately after closing. We are contacting our local hard money lender, but would like to have multiple options so things don't fall through at the last minute. 

I would love to hear how others have done this and who they have used.
